Manufactured homes on personal property and in Mobile Parks require all the same utility requirements as a site built home. Before a home is ready to be occupied, all utilities must be hooked up. We can bid for utilities on our initial site inspection. Each County has certain utility regulations and requirements.
Helpful Hints About Utilities:
Water / Well
The water line must be 1 1/4" from the well pump or the city water to the house, then reduced to 3/4" at hook-up. Plastic pipe is acceptable underground. Metal pipe is required above ground. A shut off valve is required at both the pump and next to the house.
Natural Gas / Propane
The minimum gas line pipe size that Quality uses is 1" (County requirements may vary). Pipe must be rated for underground and will be plastic or metal with vinyl wrap. All risers must be metal. Shut off valves are required at both the meter or propane tank and next to the home. Also, must have a 60 pound pressure test on the underground line. Trenches must be minimum 18" deep. By County, deeper trenches may be required if utilities cross over each other.
Your electric service will be 50, 100, 150 or 200 amps. Check with your Dealer for the proper size. For proper size, you will need a meter with a breaker to match the new home. There are several ways to do this:
- Meter base on an approved power pole. (Will need guide wire if electric crosses a public road.)
- Underground service to a post mounted box.
- Order home with overhead electric service (meter on the house).
Very Important: Check with your power company for proper placement and amperage. Trenches must be minimum 18" deep. By County, deeper trenches may be required if utilities cross over each other.

Septic / Sewer
When you receive your building permit, it will give you the requirements for the septic tank size and amount of leach lines necessary. A sanitary tee (clean out) is needed next to the house. The piping must be a minimum 3" ABS pipe. Plus, there must be a 1/4" per foot fall from house to tank.
